What is the future
of land south of the railway line, Riddells Creek?
In 2022, we spoke to the community about land located south of the railway line in Riddells Creek. We conceptualised the ideas we heard and prepared a “Response to community feedback report” to test our understanding. This report includes a Draft Response Plan, vision statement for the site and indicative street cross sections.
From mid-October to early-November 2023, we asked for your thoughts on this Report and if we got it right. The community’s response will help refine our thinking for the land.
We will be presenting these engagement findings to the Macedon Ranges Shire Councillors in early 2024.

Overview
Directly south of the existing Riddells Creek township and train station, is 136.5 hectares of land, awaiting confirmation of usage. It is located within the Riddells Creek township boundary. In coming years, Spacious Property Development Group hope to build an extension to the existing Riddells Creek settlement on this land.
This community engagement is being undertaken by Spacious Group (landowner), independent and without the involvement of Macedon Ranges Shire Council. It is landowner-led community engagement prior to forming any opinion on the future of the site.

The Land
All the townships within the Macedon Ranges Shire Council have defined future development areas, including Riddells Creek. A Statement of Planning Policy, approved under the Planning and Environment Act 1987, defines a statutory township boundary within which future growth of the town can occur, and provides a limit to the growth of the township.
We are referring to this southern area as land south of the railway line, Riddells Creek and will one day provide a growth opportunity for the town. It is close to the railway station and town centre and can provide an alternative access and exit point to Riddells Creek via a link road between Riddell Road and Sutherland Road.
This land is being selected for this project because it is:
- Included within the Riddells Creek township boundary
- Sustainable location with excellent access to the existing town centre and train station
- Provides for the continued demand for housing in the Macedon Ranges Shire
- Can provide an opportunity for new housing to combat housing affordability challenges and for people to “age in place”.
- Provides an opportunity to deliver a Station Precinct and access south of the railway line
- A land holding largely in single ownership
- To seek local insights from those who know the town best
- To enable the local community to inform their preferences for land south of the railway line, Riddells Creek
- To ensure community needs / aspirations are understood
- To show how community values, aspirations and principles shared during Phase One engagement (2022) have been incorporated into the ‘Response to community feedback report’ which includes a Draft Response Plan, vision statement for the site and indicative street cross sections.
- To enable the community to share feedback, ideas and concerns on the ‘Response to community feedback report’.
